Sloane Place is a 124-unit mixed-tenure residential development in Chelsea, SW3, comprising private market units, shared ownership, and affordable rented homes across two interconnected buildings with a shared landscaped courtyard.
Harroway was instructed in early 2022 to take over block management following the termination of the previous managing agent, whose tenure had been characterised by persistent maintenance failures, inaccurate service charge accounting, and poor leaseholder communication.
- Full operational audit completed within 30 days of instruction
- Service charge accounts reconciled and historical discrepancies documented for the freeholder
- Three outstanding contractor disputes resolved within 60 days of instruction
Stabilisation and restructuring
Over the following six months, Harroway restructured the development's entire contractor programme through competitive retendering of all major service contracts, resulting in annualised savings of £68,000 against the previous year's operating budget. A new resident portal was introduced, with online service charge payment, maintenance request tracking, and AGM documentation available to all leaseholders.
- £68,000 annualised savings achieved through contractor programme restructuring
- Resident portal introduced covering service charge payment, maintenance requests, and document access
- New reserve fund study commissioned and presented to the freeholder for 10-year capital planning
Ongoing management
Harroway has managed Sloane Place continuously since 2022. Annual AGMs, budget approvals, and the sinking fund replenishment programme have all been executed on schedule. Leaseholder satisfaction, measured through annual surveys, has increased from 44% to 89% positive over the management period.
"The transition to Harroway transformed the management of our development. The financial clarity, the quality of communication, and the responsiveness of the maintenance team have all been exceptional."
